For discussion sake, when you rent out your apartment, I think it is reasonable to assume that your tenants are using it for residential purposes. You can't possibly ask them if they will be turning it into a brothel. And even if you do ask, I don't think anyone will say "Yes, it will become a brothel, do come and visit when you have time."
So I'm not sure how they will be able to prove that you knowingly and intentionally rent your house out for illegal purposes, not just vice but it could be for drugs, gambling etc.
Do they expect landlords to conduct spot-checks?

Quite hard for hotels to spot check, their place is meant for foreigners to stay in

They do expect landlord to conduct checks. But as to how to conduct, is another question altogether. Tenancy agreement have a clause that if landllord wished to visit the unit, need to make prior appointment. If do unexpected spot check, that is breeching the peace of the tenant and that will consitute breeching of rental contract. So do you think tenant doing vice will let landlord see them engaging in vice activity? Only way to convict a person under that law, is the stupidity of the person admitting it himself.

Yes you right on this . But a landlord have the right to spot check if he/she suspect that something is not right . It will be worse if the landlord chooses to ignore what is the obvious. For foreigners to stay in hbd flat they need to have valid work permit .

OF cos they have the right. Standing outside door and see, or use key to go in and see? Both also consider spot check. First one, you can't see much. 2nd option, you will be charged for illegal trespass even if it is your own residential.

The first option could enough already . If you see many dirty old men entering the flat you will already know the answer. :p

I think it will take a very paranoid landlord to camp outside to spy on his tenants. Why would anyone even think of doing that?

In fact, it is much easier for the hotel to find out vice activities than the house owners. Think about that: a single PRC/Thai lady books a room for whole month long, everyday got dozen of men entering the room, requesting 10-20 towels everyday... you think the management doesn't know what is going on inside that room? Some more there are CCTV setup everywhere along the corridors, the receptionist can also simply notice that. The hotel management just keeping their one eye closed to continue earning those... what's the word, immoral incomes? :p

Its quite hard for the landlord to keep track, because normally its the OKT / Runner who is the 1 applying for the flat.... the ladies move in like another "Sub tenant"

Have movement, can be a good thing. Prevent break in. Isn't it?:D
People also making a living, they don't steal or beg, willing buyer, willing seller, whats the fuss? Don't the government realise, demand exceed supply? Don't be so harsh on the regulation, allow more legal FL, automatically, those illegal one will reduce in number by itself. Just like how they allow vietnam and China in geylang, now i see no more streetwalker. Miss those days when i can drive around to eye some eye candy:(

That's why it would be better to talk to Neigbhours n ask if there are different men knocking at the door frequently. Police raid, landlord sure kena asked to go down for interview. Landlord must put a clause to get tenant not to engage in criminal activities. Make sure the tenants got valid pass or visa or work permit, etc.

The issue is tax, regulations, n STDs spreading. Organised crimes are also on their list.

The problem is, many people do not like to bonk legal prostitutes, I'm one of them. The commercial feel of the legal prostitutes is way too strong. Moreover, there is no privacy. :(

I disagree. The eventual outcome may be the same, but the process in which the outcome is reached can offer a totally different experience. And this is what all horny brothers are yearning for! A fucking shiok experience.... ha ha

It is the duty if the landlord to occasionally check on the tenants and make sure that there is no illegal activities going on in the flat.

I have to agree with what other bros have mentioned.
I always think that: what makes a good bonk great is contributed by the moments when you are not bonking at all. You build up the tension, cultivate the GFE... I might be the kinda of people who requires a lot of feeling in order to get my "engine" started, how pretty the girl looks comes second. :p
