You have a 10mil property for sale, you could actually negotiate the terms of commission or is this your first property sale? With the saving on commission you could get model class for 3some or 4some.
If the agent/agency professional enough it will sell the property fast enough.

While your 200k potential commission might seems like a lot to pay, imagine getting your free fuck(s) but that agent closes the deal for 1/4 mil less than what another competent agent could. You have more to lose.

Agent who need to resort to sex to close your deal usually are not stellar in terms of performance. No difference from that incompetent bitch who slept her way to the top in the corporate world.

You might as well spend your time discussing with the agent what sort of rebate he or she could give you after the sales, or if they are willing to lower the commission structure.

For those generous seller, they usually give exclusive to someone they like or trust to sell the house. They also usually set a target price.

Agents usually avoid those who ask the whole world to sell and want to sell at super high price
