Sale of Property and Property Agents (Discussion)

I'm in the midst of selling off a property and potentially worth more than $10m.
Have been in touch with a few agents so far but results not forth coming. And there is one agent asking for exclusive, and my reply is just a mere "alot of my agents also ask for exclusive" Then, she say ok let's meet up for drinks and discuss!

Well, I'm not an expert in such situations. But is there any worth for me to give exclusive? Or rather what benefits I can get in return? Any advice or feedback is much appreciated.

Wow S$10m x 2% commission = S$200K, oh yes, I believe all agents would want to and probably you can get laid if you state your T & C. Good luck.

Yes, there are pros and cons in everything. For exclusives, it’s provides the agent a guarantee in his gains for the sales of your property, he is much more willing to invest their time and money into your cause for your benefits.
As compared to having many agents in various companies, they have a tendencies to undercut your price of your properties in advertisements to get more awareness in the limited market. Without exclusives they have a chance to sell your property cheap and make a fast buck at your expense.

Also, it reduces the number of calls asking for info from the public’s or pools of agents. U only deal with one and can state your requirements.
Both benefits from this arrangement

If the benefits you are asking for is sextually orientated. It is highly possible for the price range of your property if u ask me.
Commission now is at 1%,2%?for sellers agent?

So far the 2 female agents I approached are pretty silent. I feel they do not have potential buyers on hand hence they are not responding fast. Even guy agents are pretty slow too. Seriously I do not know where is the gap. Have not even talked about any concrete t&c already not getting much response. Maybe $10m is not attractive enough. Lol

I don't think it's an issue of your price being not attractive enough. Probably the market that your property is supposed to be sold in simply is very sluggish in demand now. I mean even Sentosa Cove properties took a massive nosedive in value the past few years. Goes to show that demand for property on your price scale simply isn't there.

How many people can buy a 10million property, besides how many people can get loan approval based on a 10million property. Of course they dont have ready customers on hand.

Free fuck? I got to pay commission too and amount is not small. Just curious to know if anyone has gotten any specials when selling their properties.

Be upfront and direct. It screams "I'm the boss in charge here and I know what I want and I know what you want, so I won't beat round the bush and let's come to a mutually beneficial arrangement".

The way I see it there's no harm in letting that one female agent in question be exclusive in selling your property. It gives her motivation to actively look for a buyer willing to offer the highest price, because she knows she's not competing against other vulture agents who might undercut her and make a quick killing by simply finding someone willing to offer less for your property. In return, she'll know that "going exclusive" for your property means you'll want her body in return, and then it's all just up to her own morals to see if that's something she can live with.

In a world full of deceit and doublespeak, be the refreshing one that can do business upfront with no hidden or roundabout way of going about things. That's how you make an impression on a woman.
