GM discos thread become Thai properties & law thread? Let me input some too....

Foreigners CANNOT own land in Thailand. Period. But they can buy & own condos, a little like Singapore laws. And like most things Thai got "loopholes" & exceptions but these loopholes all favour the Thai side, even when you buy land & register under proxy of company, the company has to be 51% majority Thai owned. If you marry Thai wife you can buy land & be co-owner but again Thai wife is the main owner & you got no legal rights to the house even if you paid for it 100%. Another way was when Thaksin was in power he got the Elite Programme that the Thai govt will allow you to buy land but then again hold it in trust for you, I think this scheme passed on with Thaksin anyway. So clearly you see there is no way to break the law

Do you seriously understand the meaning of Power Attorney?

Let me give you a very solid example.

Example your parent's flat in Serangoon North Ave. They are staying in Canada long term and because you are working in Singapore, and they have the intention to sell off their flat, they go to the lawyers and appoint you as their power attorney. Being the power attorney, if the right offer comes along, you are able to sign on the option to purchase without having your parents to fly back to sign on the option.

However when the deal is completed, the proceeds from the completion doesn't go to you. It goes to your parents. So what if you are the Power Attorney? Power attorney only gives a convenience but doesn't mean the land belongs to that person.

By the way, power attorney is not forever. Power Attorney can be revoked.

Very simple. These farangs can tell you this, tell you that. Show the title deed with their name on it. As simple as that. Eh sai boh?

Don't come and tell me the title deed is in their spouse's name and after buying the land, the land is leased back to the farang for 30 years with another 30 years option to renew the lease, etc. All this is bullshit. Technically speaking, the land still belongs to the thai.
Some people think they are smart by going thru all the so-called legal loopholes to be able to 'own' land in Thailand. If there is any legal implications and the case goes to high court over land dispute, the foreigner is 'fucked'. The laws of Thailand, protect their own citizens.

Lanjiao Lawyers are aplenty everywhere. Many are fly by kite who work for sake of money. When nothing happen, money keep in pocket warm warm. When something happen, they turn against you and bite you like a dog.

I am sure for those who often cheong GM discos do have fascinations of owning land in Thailand and I am sure its a hot topic among fellow cheongsters when they have drinking sessions in GM.

In terms of property law, I can only say that as Singaporeans, we have better laws to protect us and our interests in buying land in Singapore more that those who wish to buy land in Thailand. In Singapore, you get more protected in buying land, than so-called 'buying' of foreign land.

*Another reason why many, I only said many, I didn't say all. Many want buy land in Thailand because Singapore land too expensive for them to buy. The Rich from Thailand, Indonesia, China and other foreign countries are buying up expensive private properties in Singapore. If their country is really so good, they would have let their money stay in their country rather than come over Singapore. The rental yield and return yield is so much better in their countries compared to Singapore. Why do they want to invest here?

Maybe these rich people are stupid. Ya, very stupid....Maybe.......
