Lan lan suck thumb that's why if those die die want to buy of course have to adopt such methods. But it doesn't protect them.

As for the landed properties sold condo style, they are not freehold and they are considered maybe as clustered housing. Cluster House and Land is different hor.

ST0199, let me clarify on this.....

Foreigners can still buy certain condos designated as "foreign" by the thai govt , provided the foreign owned units do not exceed 49% of the development. In BKK this law does not apply but foreign buyers still have to satisfy certain citeria & have to seek permission....one of the citeria is PR status.

As for your take on taking the spouse route, you can do that but like you said the property must be registered under a name of a Thai & bear in mind a foreign spouse must sign a declaration stating that the funds using to buy a land is of a Thai spouse, so that he/she waives his/her right to the ownership of the property.

But take heart if you still want to own certain things in thailand, you can...if you build a house on your "joint-ownership" property, thai govt will still recognize you as the rightful owner of the "structures/construction" build on it....technically you can own the house but not the land
