SINGAPORE: HDB resale prices rose slightly in October - the first increase this year. According to flash data by SRX Property, overall resale prices went up marginally by 0.1 per cent last month compared to September.

That was driven mainly by executive flats, with price increases of 0.8 per cent. For three-room flats, prices dipped 0.4 per cent compared to September. Prices of five-room flats saw a dip of 0.1 per cent, while four-room flat prices remained the same as those in September.

Year-on-year, the overall prices dropped 6.1 per cent.

October also saw the highest resale volume for the year. A total of 1,553 flats were sold, compared to 1,469 flats in September - an increase of 5.7 per cent. Year-on-year, resale volume rose 11.5 per cent in October.

Mr Nicholas Mak, executive director of SLP International Property Consultants, noted: "This also reflects broadly that HDB resale prices have weakened to a level where it has become a bit more attractive to HDB buyers. At the same time, there is virtually almost no cash-over-valuation and this has also attracted potential buyers to re-look at HDB resale flats as a means of getting their dream home."
