Many reasons but you have an option not to take it up. Rental market in Shanghai now getting better because fewer people buying due to exorbitant property prices. Maybe by paying one year upfront the rate is RMB 3K/ mth and if pay quarterly maybe 3.3K? Who knows? But you have the option and I would advise you tell your girl that you WILL NOT pay for 1 year rental upfront. So she can either negotiate with the landlord or find another place.
